In my opinion a good Real Estate Broker will offer to be your Professional Guide.   The Seller must make the decisions after carefully considering the options.

Listing Price is the Sellers choice.

In the past Sellers listed at a higher price so they had room to negotiate.   Today Buyers searching online set a maximum price to be displayed or emailed to them.   If you list your house above the maximum price the Buyer will never know your house is for sale.

The Buyer obtaining a Mortgage and completing the purchase of your house should also be a consideration.   The Bank or Lender may use the lower of Listing Price, Sale Price, or Appraised Value to base the Mortgage on.   Caution.   Listing below market value to create competing offers may create law suits for failure to close.   Our Brokers can show you how to eliminate this Mortgage Risk.
