What is home staging?

According to the Real Estate Staging Association (RESA), home staging is defined as “the act of preparing a residential property or commercial property for sale”. In my own words, “marketing your property for sale so the buyers fall in love”. Increase the appeal of your property.

 

Why stage?

There are two main reasons to stage. It is proven to reduce the time on the market. It is proven to get you more money.

 

 

What does a home stager do?

A home stager will visit your home and make an assessment, this is generally called a consultation.  Part of that assessment is to see if your home presents well so buyers will fall in love, considering your competition as well.  All areas including the outside are reviewed to analyse the condition of your home, if any repairs or upgrades are needed, looking to see if your home is spacious and functional, if it looks attractive so buyers fall in love and make you’re an offer.

          

                 

It’s important to de-personalize your space from your own tastes. As shown above, a more neutral fireplace space was created, repainting and removal of old carpet makes it more appealing to a buyer.

 

It may be recommended that you rent furniture as well which the home stager takes care of for you. Empty homes sit on the market longer. If you live in your home, re-arranging your existing home to make it more appealing is important.

If your home is vacant, stagers will coordinate to order and setup a full home for you.

 

 Other services that a home stager offers is shopping for accessories in order for your home to be appeal to a large group of people who may visit your home. You might need to invest in some newer items, especially for the millenials who want instant gratification.

 

What is the cost of home staging?

Staging is much less expensive and much more effective than your first price reduction! Expect to pay .5% - 2% of the sale price of your home.

 

What areas should I stage?

The most important rooms to stage are the entryway, living room, dining room, master suite. They are the first room people see and those rooms they spend the most time in.

What is the impact of home staging?

Buyers view a home an average of 6 minutes. It takes 15 seconds to form an impression. Buyers linger in a furnished home an average of 40 minutes.
